This house is gorgeous okay Keith and Evan sniffing It Up This House was built in 1925 and it is right in the middle of one of Detroit's most iconic neighborhoods how much did you guys pay for this place 225 225 [Music] the biggest gamble we've ever taken in our business so there was a fire this is an Angel commitment s is really a make or break moment for our business so the idea is to take this convert it into the laundry and in that bedroom will turn into a giant bath so the plumber called is not looking

good for the bathroom upstairs this thing is going to be 7 500. just one disaster after another disaster [Music] it's not easy where's the trim paint I can just do it real quick trim paint first what are you doing that line on top of the trim was not finished out this house is definitely exciting it's on the larger scale and it's definitely giving us some elements that we don't normally get to play with like a giant living room giant dining room very nice fireplace at 2500 square feet it's got more charm and Grace than pretty much any other house we've ever worked on so we want to restore all the original Federal details and decorate in a neutral elegant but the big challenge is to bring all the amenities up to date with a gorgeous and very functional kitchen and a new Spa bathroom and upstairs laundry these are the details that a buyer at this price point is looking for but that also means that every hiccup is just that much more stressful so let's see and see what you've done here Jay oh man I got an all the way worked out for you you know that we had to relocate the stack yeah I had another stack to ol I had to trench out the basement to get that together for you but I was able to get a couple of things done for you on my own so I can say save you guys some money so we got it down to 65 for you so yes it did cost us a little bit of money a good amount of money a lot of money adding features like this Spa bathroom a house like this I think will really be up in the anteater let's get this finished up

It's really nice to get the double vanity and we haven't done a double vanity in a while we have a vessel tub which I don't think we've ever done here actually shower is right next to the laundry I mean it's really nice it's really really nice can't wait for Shea to see it so fun for her to sell this house close to our little Bungalows probably be a lot easier to sell you know I mean who wouldn't want to live like this 400 is a lot I think once she sees the bathroom

She'll agree that that sounded unreasonable number 400 000 is a very fair price in this neighborhood but it's still pretty scary for us because this is by far the most expensive house we've ever listed we don't really have a choice if we don't see a really nice profit on this house this will probably be the last time that we ever take a chance this big thank you [Music] I've always wanted to go here The Moment I Saw the dining room at the federal house I knew I wanted to do a

feature wall and it's the perfect spot for a fabulous mural wallpaper this is going to be easy to me high design these are some of our new collection on grasscloth which is a type of material that we've been printing on I love it yeah we do murals on this material but we have an even better nice paper that I think a mural for you guys to be perfect on that would actually be perfect yeah it's really fun to be able to bring in elements outside of what our normal mediums are a lot of times I do murals with house paint laying around but when we higher end project that deserves a little bit more of you know a sophisticated finish then wallpaper is a really great way to do that right here this is an original painting that I did that is wow something like this is exactly what we're hoping for this is really beautiful we could do a black and white we could do it in full color we could do it in sepia tone this is just really stunning we're trying to sell this house for a little bit more money than or a lot more money than we normally do so we wanted to appeal to as many people as possible I think a black and white grayscale or something would be perfect actually it is just a little detail that really will make us feel more confident about getting that price this is a very high price for us we've never done anything like this and this is probably the main design feature first floor so it's kind of a big deal and we can't screw it up it goes up like traditional wallpaper where you have to paste the wall and then put the panels

up can we handle that I think we can handle it I saw my mama do it a few times so while we're waiting for the custom wallpaper to be made Shea has told us that she has another house for us to go to her it is a little intimidating to be while we're still working on this Federal house but if Shea thinks it's a good one then we should probably go check it out I just felt it but that's a beautiful day I mean look at this beautiful neighborhood this is truly Tree Line Street brick houses as far as you can see this looks like a solid house beautiful it looks pretty big how many square feet is it so is 1700 square feet there are four bedrooms and two baths and it's listed at 89 000. which is I mean pretty good considering this location you could sell this thing for like if it's that big like 170 definitely yeah because homes in the neighborhood are selling for about anywhere from 100 to 115 per square foot so I'm surprised it's so low, to be honest with you me too yeah so I haven't been inside yet so we will tackle this

adventure together because we do need to find out why it's still on the market foyer Highway it smells again oh oh this is bad one whoa even when you have an open sewer it's not anything like this no I can tolerate it yeah easily we've done that for many years is that original [Music] once again Keith distracted by Design that's a lot of marble those are the elements that people are looking for when they're buying in the city of Detroit it's this historic beautiful elements that architecture in

Detroit is really known for overall it's not a bad room I actually really like the layout of it beautiful molding yeah there's got to be a reason why it smells like a porta potty in here okay so let's keep this tour flowing not the worst far I will say the best just everywhere I look is a mess these floors are a mess stinks in here sorry I'll do it, Keith, no me to do that oh my God that is pretty rough [Music] can we open a window in the kitchen I think it's cleared out so that is fixing they've been abused but we can definitely save most of them I think we think I don't know I don't know we'll see well I just can't I can't even like to think about it until this fridge is out of here we will draw straws to decide who takes it's a fridge so it's not really a single person job the 89 000 prices is starting to make sense a little bit definitely has some interesting layout changes for this style of house they've really chopped it up it just feels very like added on right now right now the good thing about it is it would make a beautiful Dent we can take out these really nasty cabinets and I think if you open up that stupid pass-through all the way to the floor it would really improve the flow between these two rooms I think having a den of this size is definitely a big selling Fort we just have to make sure it feels like a den let's take a look upstairs this would make for a very nice made bedroom yeah I like the double closet that's nice the bathroom is a little like fun yeah I mean at least it's a bathroom [Music] if you could give a guesstimate on a rental cost 70. if we can negotiate this down to maybe 69 000 that would make it worthwhile and that will be all in at 139 and we can easily list this closer to 175 180. all right I mean if we can get them down a little bit I think that would help a ton it also give us a little cushion so we're gonna see if she can get the price down on that house and in the meantime we're gonna head back to the federal house

this one goes Good Times I am suppressing all of my crazy colorful design ideas to do something even Evan would love very classic and neutral we have to be really careful with the design to make sure we do not alienate anyone but we also don't want it to be boring you know right it's a very fine one it is indeed I am tickled pink that Keith is not using pink I really love all the accents countertop is beautiful this is backsplashes this is gorgeous the design in the kitchen is definitely going back to a very classic look it was two rooms

we took a wall out and turned it into as big a space as possible it's got a huge island which I absolutely love it maximizes the kitchen to its full square footage for sure and I think most importantly for a house like this it feels very luxurious which is what we're trying to go for in every space because the buyer who's going to buy this house is looking for that all right so we're gonna get the backsplash done then we have to get the wallpaper up in the dining room like I have to have enough

time so yeah I mean it's very nerve-wracking to do something like that because that's like I don't even feel like it all right well let's just focus on the tile s [Music] you make it stick [Music] s we can actually pull this off all right are you ready to bring that first piece up what are you doing what is happening the wallpaper definitely is going to be a challenge and most wallpaper is 30 to 36 inches wide usually it's very easy to

manage this thing is like 54 inches wide per piece so it definitely takes both of us to be able to get it up there hold it in place and then start splicing oh I see there's a mental overlap yeah it's meant to overlap so I'll splice it out that's gonna be tricky it's a really nice scene yeah it's looking very nice so this wallpaper is very on Trend but it's also very elegant and it's very Timeless and it's perfect for the federal style house really takes you away doesn't it main thing is it makes this dining room look classy and expensive [Music] Before I start anything here we need hey focus on me my eyes are over here before we start anything at this house I say we need to get the fridge out of here and into the dumpster a turd fridge yeah yeah right because that's what's sticking up the whole place yeah Shea managed to negotiate this house down to six nine thousand whatever kind of fridge juice is in there gonna touch our skin or our clothes so although we are strapped for cash at the federal house we felt like we had to

jump on it this is ridiculous like I'm going inside the Michelin Man once we get this nasty fridge out of here the rest of the construction should actually go pretty quickly and I'm hoping we get a quick offer so we can finish up that Federal house in style oh I am loving that look they can turn it into a fashion moment gives me a bit 36 inches of what tape [Music] like Dolly Parton said cinch it tight and keep it right [Music] so you're pushing there's some kind of mystery juice coming out of it the time is of the

essence if we're trying to avoid the smell this juice is putrid [Music] we're going to take it down the porch into the backyard oh you hear all the juice in there into the garage call for a pickup and then we'll be free at this thing look at this live there for now hmm it's starting to smell it again I think it's I'm gonna have to close the garage door and burn it [Music] you know I'm just to find inspiration to this house you want to say this is a nice fireplace is that actual marble reminds me of the fireplace or the house on Green Acres before she moved to the country what are you thinking for the theme Here this house Green Acres is everything what if we do like a garden house what is a garden house like a tomato patch not a tomato plants like a wildflower hatch yeah it's not a melon patch a wildflower bird [Music] okay here Holyfield me like a cozy floral Cottage core situation I want to bring in some florals either in artwork that I do or maybe some furniture with some floral

(16:48) patterns I'm thinking a headboard with a bunch of big floral I want it to feel very warm and just like you want to be there because when we first walked through this house you definitely didn't want to be in there we're gonna go buy a bunch of fresh flowers or something for the open house I don't buy them they're everywhere now this place no longer smells like an open sewer is actually pretty simple the big challenge is to improve the flow between the kitchen and den which we're going to do by reducing the running cabinets in the kitchen and opening up the pass-through the cabinets in here are actually pretty nice but we'll paint them a trendy mushroom color and freshen up the kitchen with beautiful new stone countertops [Music] should be a pretty simple job if get it on the market quickly we could use the profits to help us finish up the Federal housing Style [Music] yeah one foot two foot three foot four foot five foot yes quickly [Music] are you just facing that properly I am trying but it is very important in the den I'm going to do a geometric feature wall hey you can cut more of these actually I'm going to need them first repeating the one two three four five it's an inexpensive way to add some interest to an otherwise generic space and with a great paint color it becomes kind of a modern molding that just elevates the room okay all right [Music] we get to put in these beautiful quartz countertops they look very nice along with our freshly painted cabinets [Music] how well it goes with the color ah it's

just really good how like red is this tile it's not red it's pretty oh it's kind of blush it's a lovely color that's it's not red I especially like the dust that's on it even better than when it's clear see now he's starting to sound like me like a normally Mr construction man with never really no I think I'm gonna I'm gonna do something to this tiles to make it better you know what we could do Keith to mute it a little bit I'm not muting anything I could do a white grout and like just not fully clean it does a crap wash I don't like the idea I don't like it at all actually I really don't I think it's a little too vibrantly red it's not I think it looks better it's a little bit more muted it kind of gives us a little bit less 90s Vibe pill to the No No I am no you're not yes I am we're gonna do a matte finish on it and call it good [Music] thank you hey that was my family you got her belly is there a Taco I thought she was trying to scare us was that taco honking yes he just wanted to say hello look at these beautiful flowers all the colors everything looks so pretty you went all out with the colors thank you we had to do a summer garden that's your inspiration yeah the summer garden theme is definitely starting to come to life now that we've got some Landscaping going in we're also not doing too much to the exterior of this house the whole thing is Brick we're not going to paint it we had to do something to kind of dress it up a little bit and bright colors are one way to do that I really

(21:07) appreciate the Landscaping because it will draw more buyers in off the house day yeah this might be your last one it may be I only have a couple more weeks until my due date and I feel pretty good so I'm still working but like most people oh no it's not up to the Mom it's up to the baby when the eviction time is served so I mean from the comfort of my bed I can't list a home but as far as showing yeah open houses and you think you can have my back intake that on so you can do some open houses I mean this is what I feel would be an easy sale so it's a good chance I'll sell it but just in case for any future ones within the next 30 to 45 days very good we can do it help me out boys thank you [Music] so you should be able to be at this open house with us because we are super close to being done [Music] [Music] the stain is coming off foreign [Music] much much better I like all these Furnishings there's a memory ah yes the summer Gardens alike but if you take it to like Grandma's house a little bit but sheep Grandma yeah [Music] [Music] I feel like I'm blue oh yeah [Music] this house has four bedrooms bathrooms and we're listing it at 175. (29:08) it'll definitely help us finish up the Federal housing style so while we wait we're gonna head back over there yeah we need to keep things moving so we can get it on the market it's not every day that we have this is fancy isn't it this is so nice this is a massive value at having a whole laundry on the second floor where all the clothes are and that's huge yeah you almost killed me [Music] thank you so I'm already thinking of things that I can do to make this room pop I'm thinking lavender everywhere lots of laughter [Music] Where is this furniture oh no it's just down the block I drove by it this morning what kind of furniture is it it is very nice stuff very nice so today is bulk trash day in Detroit one of my all-time favorite days this is a nice neighborhood too so everybody gets rid of good stuff here this is a nice table yeah I can fix the trim it's so nice if they're broken [Music] I know so wood glue put this right back together this is fine you want the cooler I'm good you can't see it painted and glued this would be really nice depending on what color I don't know this seems like the rotting way it's just a little mole just grab it looks cute there is it's a little moldy and a little broken but stuffing that with some bleach and some wood glue maybe some brad nails can't fix it was an even better table over there earlier somebody stashed it oh that was too late [Music] someone said we have a full price offer on the summer garden house which is awesome but she also pointed out that the baby needs his new room done because

all right yep it's real I absolutely love the nursery so much this is so real right now it's very much like a little baby's room does and look at the rocker [Music] feature wall can I touch it yeah, of course, I love it somewhat and I love that you were able to keep this color because it goes perfectly with this color [Music] it was a little more toned down for me honestly if it was my baby that would be wild stuff going on there I don't know if that's for the past but this Baby's

got a very chic and very put together little space Oh this is awesome [Music] [Music] all right we gotta open house to get ready yes business [Music] love me [Music] so there's a lot of decorating that goes into a house like this we have to be very like thoughtful with how we're laying out the furniture [Music] also being you know respectful of the federal style to make sure that we don't go crazy I don't want to put somebody off this is a very nerve-wracking deal we have to find a buyer that's willing to pay the most we've ever listed a house for so it really has to shine [Music] oh it's great today's open house day at the federal house this house is absolutely stunning I mean the guys did a great job upgrading it but it was pretty dingy very smoky like a layer of soot over everything so we bought this house for 225 000 we spent thousand on the Renault and big design Swings with this one that we don't usually get to do small rooms into a large kitchen and turning a bedroom into a super luxurious five-piece bath where you'll list this house at 400 000 if we can get that it'll be our biggest profit margin ever I'm so glad you ladies could stop by today to see this house because you knew what it looked like before the makeover yes this is our federal style house so we just kept the brick as it was we had black accents and just did some Landscaping wanted to keep it more original then we did some updates where we thought they were cereal so it's really cute I love the brick all right let's go check out the inside oh wow oh my gosh oh my God [Music] all right let's go check out the inside cool all right oh my gosh check out this living room yes oh my gosh [Music] this is so beautiful thank you that's nice [Applause] okay I get the Federalist like style I get it it makes sense now traditional but classic and I am truly digging that fireplace it had like so many layers of white paint over and the guy scraped it and refinished the Walnut Wood Elegance elegant that's what they were going for oh so nice oh my gosh that is beautiful the mural and it just enhances the room and it helps with the open theme I'm loving this it's a perfect focal point what do you think of the wallpaper the wallpaper is fantastic look at this that's a great feature well you're gonna love this kitchen wait do you see it let's check it out okay oh my gosh this is absolutely fabulous the foreign kitchen was two very small rooms [Music] we combine them to create this very large open space perfect for entertaining yeah oh my gosh this is like one of the old countries sinks I love this place is beautiful I'm already so like I love it I don't even have to show you upstairs right but let's go look at it anyway yeah main bedroom is quite large this is pretty big this is nice this is huge yeah it is a really good sized room I'm moving in I love a great job thank you great job so who wouldn't dream of having a second floor lingerie oh my God yes times cabinet space this is one time I would really love doing laundry this is like your own little laundry Sanctuary yeah I love it this is a good-sized laundry room and it's upstairs no I don't have to fold anything I can just shove it all in here just leave it this is huge for me so this is the bedroom that we converted to the bathroom oh my God this is beautiful oh my gosh you don't find bathrooms this big anywhere you're not in the cities at least you don't oh in the shower this is beautiful so the shower glass had a bit of a shipping DeLay So be here next week I love the tile I love that shower head thank you and the counters thank you this is so nice great job this house is so Grand I think my family is Gonna Love [Music] I don't know who wouldn't want to live over here well today's your lucky day [Music] absolutely amazed with this house there's a good chance that we may have a video [Music] foreign house at this price point really the
